New research from find-a-tradesperson platform, Rated People, showed that the pandemic has increased the value of cleanliness and hygiene for homebuyers. Things like dirt, clutter and bad smells were found to knock almost £54,000 off a property’s value. 

Throughout the pandemic, Britons have spent more time in their homes than ever.

With more people looking to move home, research has revealed what homeowners can do to get the asking price for their home.

While many things can decrease a home’s value, three in five prospective buyers said that they would put in a lower offer if a property wasn’t clean when they viewed it.

According to the research, mess and clutter inside would see an offer decrease by an average of £9,290. 

More than 40 percent of buyers also said they wouldn’t even arrange a viewing for a property if it looked unclean in photos.

Photos are a huge drawing factor to a property and can be the difference in selling your home or not.

A dirty bathroom could also reduce a home’s value by £8,966, and rubbish and debris in the front garden would take off £8,964.

A bathroom doesn’t take a lot of time to spruce up and even hiring a cleaner would be worth it to maintain the price of the home.

In addition to dirt and clutter, if you have scuffed paintwork and cracks in your walls, you could also wave goodbye to another £20,000.

Peeling wallpaper could also knock off another £9,023 and an overgrown garden could mean any offers would be £8,81 lower than if you spent a small amount of time and money maintaining your outdoor space.

Even just by cutting the grass, you can make the home more appealing and allows homebuyers to see just how much outdoor space there is. 

The study also showed how the pandemic has changed what homebuyers are now looking for when it comes to finding their new home.  

A self-contained annex for family members, a home gym, a garden room, and an outdoor cooking area for entertaining family and friends, are now among the most valuable home improvements, adding more than £38,000 onto a home’s value.

A small annex could add as much as £14,385 to the property’s value while a loft conversion could add a whopping £12,951.

While these are more expensive, more affordable options include laying new carpet and adding a vegetable patch to the garden.

A garden bar could also add more than £6,000 to the home’s value while an indoor bar could add £6,575.

A new driveway could also add a huge £8,000 to the asking price of the home as well as bespoke storage adding as much as £7,409.

“Yet, it’s still surprising to see just how much these types of issues will now affect the value of your home. 

“It’s also no surprise that some of the things that have helped to enhance our lives over the past twelve months, like outdoor entertaining areas, home offices, and ways to create more flexible living, are now more valuable than ever to homebuyers.”
